THE PRODUCT, PLAINLY

Home Loan, without the fine-print fog.

A home loan funds the purchase of a new, resale or under-construction residence, or construction on eligible non-agricultural land. The financed property acts as security for the lender.

Because the loan is secured, tenures can be substantially longer and rates lower than many unsecured products. That makes it possible to build an appreciating asset without funding the full purchase from savings at once.

Home-loan decisions should account for the down payment, legal and technical property checks, insurance, pre-EMI during construction and the total interest over a long tenure. Tax benefits depend on current law and individual circumstances.

FAQ

Clear answers before a long commitment.

Product rules can change. We confirm lender-specific details before you proceed.

Who is eligible for a home loan?
Anyone with a stable and documentable source of income—salary, business, rent or another accepted source—can be assessed, subject to age, credit and property policy.
What is the maximum amount I can get?
Eligibility is limited by both repayment capacity and property valuation. The source guide notes typical funding of 75–85% of value, with final sanction at the lender's discretion.
Can my spouse's income improve eligibility?
Yes. A spouse's income may be included. Depending on lender policy and ownership structure, parents, an earning sibling or a business partner may also support enhancement.
Can I take a home loan on a property I have owned for years?
Usually not as a fresh home-purchase loan. A purchase funded within roughly 6 months may still be considered; later funding is commonly structured as a Loan Against Property, with different pricing, tenure and tax treatment.
Can different banks sanction a loan on the same property?
You may obtain more than one sanction for comparison, but the property can normally be mortgaged to only one lender for final disbursal.
Can I have more than one home loan on different properties?
Yes, provided your combined repayment capacity and credit profile support the obligations and each property passes the lender's checks.
Can I borrow to construct on land I own?
Yes, when the land is approved for non-agricultural residential use and you provide plans and an architect's estimate. Tax benefits generally begin after completion, subject to law.
Can an NRI get a home loan in India?
Yes. Many lenders offer NRI home loans, often with specific documentation, shorter tenure or different pricing. Approval remains lender-specific.
How do I know whether the property has a clear title?
Lenders use panel advocates to review title and encumbrances. Pre-approved projects have already undergone a lender review, which can shorten processing but does not replace your own due diligence.
What is pre-EMI?
For an under-construction property disbursed in stages, you may initially pay simple interest only on the amount already disbursed. Full EMI usually starts after complete disbursal.
Fixed or floating rate: what is the difference?
A fixed rate remains unchanged for the agreed fixed period. A floating rate moves with the lender's benchmark, so the EMI or remaining tenure may change.
What tax benefits may apply?
Subject to current tax law and eligibility, principal repayment may qualify under Section 80C and interest under Section 24. The source guide references limits of ₹1.5 lakh and ₹2 lakh respectively; obtain current tax advice before claiming.
Can tax benefits apply to two housing loans?
Benefits may apply across eligible properties, but overall limits and self-occupied or let-out treatment depend on current tax rules rather than multiplying automatically per loan.
Can my EMI or tenure change during the loan?
Yes. With a floating rate, the lender may revise the EMI, the tenure, or both when the benchmark changes.
Is property insurance mandatory?
It may not be legally mandatory in every case, but a lender can make insurance part of its terms. Appropriate cover protects you from major property-loss risk.
Can I sell the house while the loan is active?
Yes, with lender consent and full settlement or an accepted takeover arrangement. Original title documents are released after all lender dues are cleared.
